    Thanks Jack!

I really enjoyed this project it was one of my favorite Residential Plans I did up to this point. (even though it made me scratch my head at times)

I noted that Colorado is using the 2021 energy code.  They call for R 23 in exterior walls. How did you handle that without using spray foam. I can only find R21 batt insulation for 2×6 walls, which forces one to use continuous rigid insulation added to exterior.

My issue is moisture trapped in walls with rigid on exterior.

I also see they require truss wind hold downs and foundation to wall strapping.  Did you get this engineered for the shear walls , etc ???

Yes that is correct but we did not have to worry about that problem.

They are going with SIP (Structural Insulated Panels) for the walls and roofs for that very reason to get more insulation.

The walls are 6 1/2″ with R-40 insulation and the roof is a 8 1/4″ panel with R-50 insulation.

As far as the wind attachments go that i don’t know yet as the blueprint is at the Engineer (because this one requires a structural engineer stamp).  But the Sip Wall Panel company will be calling out those attachments per Manufacturer and State code requirements.

    Thanks Conrad.

You may have to update to R60 in attic / roof/      Doing addition for my daughter in Larimer county and they require 60.
