    This render is for a new design coming up next month. The clients were referred and on an impossible deadline to meet the HOA’s preliminary design requirements for submittal…a $400k .39ac parcel. They got a 10-day extension and I went to work designing a house without a floorplan…roughly approximating the sample highlights the client had sent me.

    Waiting on appraisal now…very specific design elements…we’ll make the plan fit the look *shrugs* it faces a lake and they want the view.

    Billed at around 6200sf across 2 floors

    Don’t you just love HOA’s ?   I like to added extra ‘s’ to the name.

    You’ve worked in a lot of nice details in a short time frame. They should be very happy…. the owner that is.

    I recently discovered what the ‘Tree & Billboard’ density slider does…this should be the last render I do with those ugly washed out trees.

    Well they got their approval and their appraisal came in where they needed it so this one’s a go. The ‘new floor plan” they sent over last week will be an improvement. Starting work this week, going to be a fun one!

    UPDATE:

    Plans for this project are done now and released to the engineer last week. Final talley is 6,991 sqft…4,995 sf heated area.

    Clients are super happy and already talking about the next lot on the lake, as well as a referral of a business partner of theirs (they’re all in real estate) so all in all worth the effort for a rush job.

    The exterior decks and the living room fireplace wall were the points of focus in this design…the kitchen is what it is…nothing terribly fancy.

    All in all, Pro Architect v13 performed very well on this project, with few headaches trying to get things to work as they should.

    Sounds like it was well worth it, Cause if they’re in RealEstate that might mean more future jobs!! Not to mention the business referral 🙂
